Three years’ experience as a custodian or equivalent

JOB DESCRIPTION
Description: The position serves as caretaker of the Richardson Woman’s Club estate and is responsible for setting up facilities on the Richardson Woman’s Club property for rentals/events in accordance with prescribed schematics and performing basic maintenance duties as needed. The Facilities Manager is expected to open the buildings before and secure the buildings after any event, rental, or use of the Clubhouse or Founders Hall. This is a daily expectation. The position is salaried and will not be compensated based on time required to fulfill duties, unless under special circumstances.
General Duties:
The RWCCF Chair serves as the immediate supervisor of the Facilities Manager. The Facilities Manager shall be prepared to work flexible hours, including nights and weekends, in order to complete the duties required for rentals and club events. An average of 25 hours per week is the approximate time needed to complete the required work. Specific duties of the Facilities Manager include the following:
Setups:
- Setup tables and chairs prior to events in accordance with a schematic provided by the Business Manager who will resolve any issues referred by the Facilities Manager.
- Vacuum, spot clean carpets, dust, sweep and mop, as necessary, before and after events.
- Special attention is required for the Sun Room floors.
- Ensure that premises are vacated in accordance with renter’s contract.
- Notify Business Manager of infractions of renter’s contract.
- Tear down, disinfect, and store tables and chairs following each event.
- Remove trash before and after events.
- Replenish paper products, i.e. toilet paper, paper towels, and soap, as needed.
- Regularly check toilets and sinks for proper functioning.
Exterior Duties – performed on a regular, ongoing basis:
- Keep walkways, patios, and decks clean and swept.
- Remove dead leaves, limbs, acorns, debris, etc. from flower beds and around air conditioning units
- Move debris and trash from the premises to the dumpster on the RWC property
- Keep trash containers emptied
- Water outside plants both manually and by overriding sprinkler systems in off seasons or as needed to maintain plantings
- Clean windows as needed
- Power wash the exterior of the Clubhouse as needed
- Clean patio tables and chairs prior to events
- Touchup paint throughout property, complete light plumbing repairs, maintain and make minor repairs to equipment.
Other Duties:
- Purchase paper products, soaps, disinfectants, and minor maintenance equipment for use in the facilities on the RWC estate.
- Be knowledgeable regarding use of microphones, speakers, projectors, monitors, and other electronic equipment.
- Be knowledgeable regarding the workings of kitchen equipment.
- Regularly check functioning of kitchen equipment.
- Launder RWC tablecloths after events and return to storage closet.
- Move Christmas decorations from storage shed to the Founders Hall Stage, assemble Christmas trees in Founders Hall, the Clubhouse and Gazebo, and help put up outside decorations. Return decorations to storage facilities following the Christmas season.
- Report issues related to the maintenance of the RWC property and facilities to the Chair, Richardson Woman’s Club Charitable Foundation, for referral to the City of Richardson for repair.
- Maintain an inventory of RWC tables and chairs and report needs for repair or replacement to the RWCCF House Chair.
- Set thermostats at reasonable temperatures for efficient performance when buildings are in use and when they are empty.
- Take all necessary precautions to avoid pipe freezing and breakage in case of freezing weather.
- Other duties as assigned.
Daily Routine:
- Walk property with an eye to obstacles, hazards, and needed repairs.
- Clear limbs from walkways.
- Blow leaves and acorns from walkways.
- Be alert to issues that need attention with the grounds and buildings.
- Contact RWCCF Chair to make needed repairs.
- Water black flower pots regularly, as needed.
- Unlock buildings in the mornings.
- Lock up all buildings after last event of each day.
- Be available and remain on the property during rental events to alert the proper authorities in case of emergencies.
Personal Time Off and Holiday Time:
- The Facilities Manager receives 10 Personal Time Off days (PTO) for vacation and sick time.
- The Facilities Manager receives 10 paid legal holidays per year: New Year’s Day, Martin Luther King Day, Good Friday, Memorial Day, July 4th, Labor Day, Thanksgiving Day and the following Friday, Christmas Eve, and Christmas Day. When the holiday listed above falls on Saturday, the holiday will be observed the preceding Friday; when it falls on Sunday, the holiday normally will be observed on the following Monday.
Performance Review:
- For new employees, there will be a six-month probationary period. PTO may be used for illness only during the employee’s probationary period.
- A formal performance review will be conducted by the RWCCF Chair at the end of the first six months of employment. If resignation or termination occurs within or at the end of the completion of the probationary period, no payment for accrued PTO will be given.
- After the probationary period has been completed, an annual performance review will be conducted by the RWCCF Chair.
Conditions of Employment:
- Employee will give the RWCCF Chair and Board at least a 2-week notice prior to leaving the position. Failure to do so will result in a salary deduction.
